Buildings and grounds upkeep projects

Much of the delinquent dues collected was spent on property improvement projects such as a complete paint job for both towers of La Jolla.  Other projects included some needed improvements and repairs to balconies and exposed surfaces to siding that DECASA generously agreed to "fix".  For instance, we used the opportunity that was given us by the repair to the balconies to accomplish a complete paint job on both Tower I and Tower II and to strip, sand and repaint all balcony railings and replace all outside balcony lights.

Here we can see the paint stripping and surface preparation operation that preceded the repainting of all balcony railings.  While the stripping process was just a bit messy most of us managed to bear the inconvenience.

Repair and Painting Update:

Painting of Tower I and II has been completed. All external walls, including balconies, were painted.  This job was the culmination of the repair work undertaken after several balconies were damaged by rain and wind early in 2009.  The new "elastomeric" paint formulation is very close to the same color as the original and could be described as a soft eggshell color in the lighter areas and a blue-gray color on the accented towers. 

The balcony repair job pointed out the necessity to replace the overhead lights on each balcony with fixtures both water resistant and resistent to corrosion by salt in the air.  This effort is now virtually and both towers of La Jolla de Rosarito now sport new light fixtures that are much more resistent to water and salt damage.
